Stones crack and crumble over time, and crumbled stones block airflow through the heater, which overheats the elements.
Never varnish or oil sauna timber with a standard finish. It off-gasses in the heat. Use a purpose-made sauna wax on benches only if you use anything at all.

Wipe the bench and squeegee the door glass.
Check the drain in the floor is clear.
In Dubai this is the maintenance item that matters most. Scale on the element cuts output, then kills the unit. Many generators have an auto-flush that needs to be set up and checked rather than assumed to be working.

The room next to a sauna or steam room matters too. Moisture can move into ceilings, walls and joinery when ventilation or vapour control is weak. The inspection should include those adjoining surfaces.
